The Process
Step 1: Consultation
This is our time to get to know each other, but mostly I want to know about you, your goals, and aspirations. It’s the perfect time to hear the vision you have for your property and I’ll talk through how I can bring that vision to life.
Step 2: Inspiration gathering and kick-off call
Let's see your space. You’ll send us photos and videos of your property, detailed property dimensions, and anything that inspires you. We’ll have a formal kick-off call 1 week before your project start date where we cover all the details and specifications.
Step 3: Concept creation
After we conduct our market research, we’ll get to work creating a mood board backed by proven data showcasing the overall creative direction, color palette, and vision for your project. This is curated specifically for your market, and your ideal guests wants and needs.
Step 4: Design and delivery
This is where the fun begins! Once you've signed off your mood board, we kick off the design process! With our incredibly quick process (typically 1-2 weeks) we are able to leverage all the market research we’ve done and bring your vision to life. Your design delivery will include design concepts for each room and space and a clickable shopping list.
Step 5: Final install guide
Within weeks of your initial start, it’s already time to let you hit the ground running. We provide 1 round of review to ensure you absolutely love your design plan and once your feedback is received, we make the final edits to your designs. After everything is signed off, you'll receive a comprehensive installation guide with 2D floor plans and install instructions so you can start implementing the plan right away!

We’ve got a rapid turn-around on design projects so you can start welcoming guests sooner. We turn around your project fast - in roughly a week from your start date! We know how important it is to get your short-term rental up and running quickly, and we give you everything you need to do so.
HOW LONG DOES A PROJECT TAKE?
We completely understand that investing can be daunting. But strategic and thoughtful design is imperative to your Airbnb/Vrbo’s success. Guests are looking for authentic and amazing experiences, and design is one sure way to provide that. Typically, STR investors see a 30-50% increase in revenue potential and achieve 2-3x higher average daily rates.
Will I see ROI?
There’s no one-size-fits-all answer here. But we usually recommend $12-15 per square foot. We use this as a rule of thumb to ensure we are able to fully furnish, style, and create a unique approach to your design.
Through market research we know that a well designed STR that creates an experience for it's guests is booked 2-3x more than the average short term rental.
How should I budget for a furnishing budget for my short-term rental?
We primarily focus on the design aspect of your project and will arm you with everything you need to install and execute the design plan.
Through our services you'll get everything you need in order to set you up for success, and be able to easily purchase all that you need.
We do have preferred vendors for installation that we can use as needed.
Do you offer install services for vacation rentals?
We source furniture that is in-stock and ready to ship based on the specifications of your location, budget and ideal guest. Our shopping lists are curated and unique to your project.
The online retailers that we typically source from are Wayfair, AllModern, World Market, Target, Article, Poly & Bark, Albany Park, Pottery Barn, West Elm, Crate & Barrel, CB2, Amazon, Etsy, Society6, Spoonflower, etc.
how do you source furniture?
We recommend pulling us in as early as possible. Ideally when you're in escrow. We want it to line up so that by the time you gain access to the property your design plan is done and you hit the ground running with the execution.
Our turn around is quick, but the sooner you get us involved the sooner your property will be listed and ready for guests to enjoy.
When should we invest in design?
We've designed 150+ successful STRS, we're also real estate investors. Beyond being the driving force behind these successful properties and leveraging our own experience in designing and hosting, Brianna's nine years of marketing expertise plays a pivotal role in how we approach everything.
